Office accommodation is located to the western end of the building above the retail, with a stand alone double height ground level entrance and lift lobby on Park Street incorporating a dedicated “drop-off” point. These provide approx. 15.626 m2 of office floor space.

Commercial accommodation is arranged over seven floors within floor plates that vary in size. They have been configured for maximum flexibility accommodating single, dual or multiple tenancies on a typical floor.

Residential accommodation provides thirty nine private units served by a single core accessed via a discrete lobby on the ground floor.

Robin Partington & Partners è uno studio giovane e moderno, un laboratorio di idee dove si creano ambienti attraenti per vivere e lavorare, ricchi di dettagli e peculiarità. I progetti riguardano diversi settori sia pubblici che privati, da case di residenza a grandi progetti di uso commerciale e misto, compresa la pianificazione urbanistica. È una progettazione che si rinnova per ogni progetto, senza etichette, né stili precostituiti, particolarmente attenta a rispettare le caratteristiche ambientali e culturali del territorio, rafforzando il senso di identità e di luogo, nei confronti dei fruitori dell’edificio.

THE GEOMETRY

The building has a spectacular three-dimensional shape derived from the setting out based on a Torus with differing large vertical and horizontal radii. This setting out gives the building its unique appearance of strength.

The nature of such a complex building has been designed with different three-dimensional programs. The outer skin has been mapped in a myriad of checkpoints in order to define dihedral planes whose juxtaposition in space has been able to recreate the shape of the solid Torus.

The defined meshing of this building led to 822 flat units juxtaposed in space with two tilt angles (horizontally and vertically) belonging to the main elevations of the building, while the 4
connection corners have been realized through the creation of 76 No units having a conical shape.

The sinuous form has a commanding presence appropriate to its setting, embracing a mix of uses including prime retail space at basement, ground and first floor levels addressing the important Oxford Street frontage. Each use successfully coexists with its neighbours without any one dominating the building as a whole.

The expressed structural grid provides punctuation, hierarchy and order to the north and south elevations, anchoring the building and balancing the need for transparency for the retail accommodation at its base.

The recessed columns reflect the layered façade panels on either side adding depth and richness to the overall form.

The inclined facades increase the space available for pedestrians at ground level significantly improving safety at these key traffic intersections.
A gentle curve and recessed balcony that steps in height along the length of the building ensures that upper levels respect the scale of their neighbours. The swept profile of the roof, a fifth elevation, contains private residential terraces and roof plant within the overall envelope.

The building takes advantage of ground water cooling to help minimise plant and the energy that it consumes, by providing the primary ‘cooling’ requirements for the commercial elements of the scheme.
